At the threshold where Colorado’s eastern prairie meets the rugged foothills of the Rockies, Lucky Lane is rooted in a unique ecological intersection. This home is more than a structure, it’s a thoughtful response to a landscape that’s vast, open, and deeply exposed. Designed for a local couple seeking quiet, sustainability, and permanence, the home emerges from the rolling hills like a grounded form shaped by wind, slope, and sun.
Originally driven by the idea of a remote woodworking shop, the project quickly evolved into a full masterplan as the clients’ family expanded. F9 was tasked with weaving together a main residence, a detached garage, and a future workshop into one harmonious vision. Using the principles of Scandinavian-inspired simplicity and resilience, we composed a series of structures that step gracefully across the topography and are linked by a covered breezeway. Though the workshop was postponed due to budget constraints, the foundational vision remains intact.
F9 approached the site like a canvas of variables:
- Views: Frame the iconic Front Range with strategic window walls and outdoor rooms.
- Sun & Wind: Maximize southern solar exposure while sheltering from harsh prevailing winds.
- Growth: Design a future-ready home for a growing family with evolving needs.
- Craft: Showcase fine woodwork and custom structural detailing throughout.
The resulting parti is a stretched composition—three structures dancing along a contour line, each pushing and pulling in elevation and axis to strike the perfect balance between shelter and exposure.

Construction & Energy
To meet the client’s long-term goals for durability and efficiency, the house incorporates:
- Double-stud walls with continuous exterior insulation for enhanced thermal performance
- Insulated Concrete Form (ICF) foundations for airtightness and thermal mass
- Overhangs precisely calculated to shade south-facing glass during summer and invite sun during winter
- Air-source heat pump HVAC for all-season efficiency
- Passive solar strategies including thermal zoning and glazing orientation
Main Level
The experience begins with a highly functional mudroom connecting circulation paths from the garage, front entry, and future shop. Inside, the home opens to a vaulted main room where custom wood trusses span the living, kitchen, and dining areas. A pergola ceiling feature subtly defines zones within the open plan, while floor-to-ceiling glazing captures uninterrupted views of the foothills.
A large kitchen island anchors the space, adjacent to a hidden walk-in pantry with laundry and a grilling patio just beyond. A cozy coffee lounge—complete with bar sink, hot water on demand, and room for a sectional—extends the living experience with more private mountain views.
At the front corners of the home are two adaptable spaces currently used as a home office and a kids’ homework room. Two main-level bedroom suites provide flexibility for family and guests.
Upper Level
The upstairs is entirely dedicated to the primary suite. The bedroom features dual sliding doors that open onto Juliette balconies with sweeping views. The ensuite includes an oversized walk-in closet, dual vanity with extra cabinetry, and a large steam-ready shower.
Lower Level
Designed for resilience and adaptability, the basement is a future-proof flex space. Roughed-in plumbing allows for an additional bathroom, and daylighting ensures potential bedroom space feels natural. There’s also a dedicated laundry room, mechanical storage, and walk-out access to the fire pit patio.
