Johnson’s Corner received a 2025 Architecture MasterPrize (AMP) Honorable Mention in Architectural Design / Restoration & Renovation, recognizing the project’s approach to preservation and adaptive reuse. The Architecture MasterPrize is a global awards program focused on design excellence and advancing appreciation for quality architectural work worldwide. Juried by an international panel, the recognition underscores how restoration can respect a place’s identity while delivering contemporary function and experience.
Once a humble highway gas station made famous by Jack Kerouac’s On the Road, Johnson’s Corner was reimagined and revitalized into a thriving community destination in the heart of Longmont’s Prospect New Town. The client’s vision was to breathe new life into this once-forgotten structure and transform it into a modern-day gathering place—one that offers food, drinks, EV charging, and neighborly connection.
The F9 team’s first step was to coordinate closely with the city’s Building Department to identify historic preservation opportunities and code challenges, setting the stage for a successful adaptive reuse.
Today, the new Johnson’s Corner offers:
- A restaurant and cocktail bar
- An ice cream parlor
- EV charging stations disguised as repurposed vintage gas pumps
- Indoor and outdoor dining
- A rooftop patio and lounge space
Inside, the design pays homage to its motorist-era roots with industrial steel details, warm wood accents, and retro-inspired furniture. Outside, the former swimming pool has become a vibrant public plaza with built-in booths, reused site features, and ample seating shaded by the preserved canopy structure.
From its iconic neon sign to the thoughtful integration of new and old materials, Johnson’s Corner is now a case study in adaptive reuse and placemaking. It’s not just a building—it’s a landmark reborn.
