F9 Productions was approached in the winter of 2023 by a growing family of five to design their Northern Denver dream home. After prior experiences with underperforming architects, the clients sought a team they could trust to bring their vision to life. With high stakes and high expectations, architects Lance Cayko and Alex Gresh took the lead on this ambitious project, while designer Jake Koren provided the essential architectural drafting support to ensure every detail was perfectly crafted.

This custom modern residence reflects the essence of midcentury modern design while also incorporating contemporary family living features. Set in the heart of one of North Denver’s oldest neighborhoods, the home strikes a balance between modern architectural expression and the timeless appeal of midcentury design.

Design Concept

The overall parti of the design revolves around openness, connectivity, and natural light. Large expanses of glass, a centrally located skylight, and fluid indoor-outdoor connections create a home that is both grand and inviting.

The architectural massing is arranged across three levels (lower, main, and upper floors), each of which plays a unique role in supporting the lifestyle of the family. The lower floor serves as a retreat space for recreation and relaxation, the main floor provides expansive living and entertaining areas, and the upper floor is dedicated to restful, light-filled private bedrooms and suites.

  • Bespoke Family Design: Designed to meet the specific needs of a family of five, the home offers ample space, privacy, and areas for social gathering.

  • Centrally Located Three-Sided Fireplace: A focal point of the main living area, this fireplace provides warmth and visual interest while creating subtle spatial separations between the kitchen, dining, and living spaces.

  • Open-Concept Living: The main floor layout offers seamless flow between the living room, kitchen, dining, and outdoor spaces. This design allows for effortless entertainment and daily family interaction.

  • Custom Bedrooms for Every Family Member: Each child is given their own suite, with a Jack-and-Jill bathroom shared between two bedrooms. The Master Suite and a Junior Suite are positioned to provide privacy, comfort, and convenience.

  • Sunroom with Indoor Herb Garden: Connected to the kitchen, this sunroom allows the family to grow fresh herbs and greens year-round, supporting sustainable and healthy living.
