Set in a quiet foothills neighborhood overlooking Boulder, this project began with a simple question. How do you take an older home with good bones and turn it into something that feels completely new?

For the clients, the goal was not to start over. It was to transform what was already there into a modern home that matched how they wanted to live. More light. Better flow. Stronger connection to the landscape.

F9 Productions approached the remodel as a full rethinking of the house. Not just new finishes, but a new experience.

The Idea

The design focused on opening the home up and letting the surroundings do more of the work.

Walls were reworked to create a true open-concept kitchen, living, and dining area. Floor-to-ceiling windows were introduced throughout the main level, pulling in views of the foothills and Boulder below. The house shifted from feeling enclosed to feeling connected.

The goal was clarity. Clean lines, simple materials, and spaces that feel calm without being cold.

Design and Living

At the center of the home is the kitchen. A large island anchors the space, designed as much for gathering as it is for cooking. It connects directly to the living and dining areas, making it easy to host without separation or formality.

The living room carries that same openness, grounded by a modern gas fireplace and a custom white oak mantel that adds warmth to the space.

The primary suite continues the theme. Large windows and direct access to an exterior deck bring the outside in. The bathroom is designed as a retreat, with a walk-in shower and soaking tub positioned to take in the surrounding views.

Lower Level

Downstairs, the home becomes more flexible.

Two guest bedrooms and an updated bathroom provide space for visitors, while a secondary living area opens to a lower-level deck. It is a quieter, more private extension of the main floor.

An office with a full wall of glass sliders faces east, bringing in natural light and framing the mountain landscape. It is a space that makes working from home feel less like work.

Performance and Upgrades

Behind the scenes, the home was upgraded to perform as well as it looks.

Solar panels were added to help offset energy use. A new tankless water heater replaced the existing system, improving efficiency and consistency. A heat pump now supports both heating and cooling. Energy Star appliances were installed throughout the kitchen and laundry.

These changes are not flashy, but they matter. They make the home more comfortable, more efficient, and better suited for long-term living.

The Result

The Boulder Remodel is a complete reset without starting from scratch.

It takes an existing structure and gives it new life through light, flow, and thoughtful restraint. Every space feels intentional. Nothing feels forced.

It is a home that now matches its setting. Open, quiet, and connected to the landscape around it.
